Terms of use

The rules for using Roomline, in plain English. By creating an account you agree to them. Read the privacy notice too.
What we do, and what we don't
Roomline is run by Jyosan Labs. We list rooms and help people find ones along the bus, Luas or DART line they use. Any agreement to rent a room is between the person letting it and the person moving in.
- We never take rent, deposits or fees, and we’re not part of any agreement you make.
- We don’t check people’s identity, inspect rooms, or confirm that someone has the right to let a room. See the room and meet the person before you pay or sign anything.
- Walking and travel times are estimates from published timetables. Real journeys vary.
Your account
- You must be 18 or older.
- Use your real name and an email address you check. One account per person.
- Keep your password to yourself, and tell us straight away if you think someone else has used your account.
Posting a room
- Only post a room that exists, that is available, and that you have the right to let. If you’re a tenant re-letting a room, you need your landlord’s written agreement.
- Describe it honestly. Photos must be of the room and home you’re letting.
- Don’t turn people away because of their gender, civil status, family status (for example, having children), sexual orientation, religion, age, disability, race, skin colour, nationality or ethnic origin, or membership of the Traveller community, or because they get HAP or rent supplement. The Equal Status Acts make this illegal. Our own rules also don’t allow “students only”, “professionals only” or age limits. People letting a room in their own home have more freedom under the law, but here the only preference you can set is women only or men only, and only if you live in the home.
- Don’t ask for any money before the person has seen the room in person.
- Don’t ask for photos of passports, ID cards or bank cards.
- Don’t use the site to deceive people or take their money.
- Don’t put phone numbers, email addresses or links in the description. People reach you through “Show contact details”, which you control.
- Rooms leave search after 4 weeks. Renew yours from My rooms if it’s still free, and pause or delete it once it’s let.
Contacting posters
Use contact details only to ask about the room. Don’t copy them, share them, or use them to sell anything. Each person can view the contact details of up to 30 rooms a day.
How we moderate
- Wording checks read every room when it’s posted or edited. If the wording may break these rules, the room waits for a person to review it before it appears in search.
- A person reviews every report.
- We may remove a room that breaks these rules or the law, and close accounts that do so repeatedly or post scams.
- If we remove your room or close your account, we email you what we did and why: which rule it broke, any law behind the rule, and how it came to our attention. Reply to that email to ask us to look again. You can also go to court, or complain to Coimisiún na Meán, Ireland’s regulator for online platforms.
- We tell the Gardaí when we suspect a crime that puts someone’s life or safety at risk.
Reporting a room
Use “Report this room” on the room’s page, or email jyosanlabs@gmail.com; you don’t need an account to email. To report something you believe is illegal, include the room’s link, what’s wrong and why you think it’s illegal, your name and email, and a statement that you believe what you’re reporting is accurate. We’ll confirm we got it and email you what we decide.
The same email address is our contact point for people using the site and for authorities under the EU Digital Services Act. We read English.
If something goes wrong
We work to keep the site running and the listings honest, but we can’t promise either. We aren’t responsible for what people post or for agreements made between people who met here, except where the law says we are. Nothing in these terms affects your rights as a consumer.
Changes and law
We change these terms only to follow the law, reflect changes to the site, or keep people safe. We update the date at the top, and email account holders at least 30 days before important changes apply. If you don’t agree, you can delete your account at any time. Irish law applies to these terms. If you live in another EU country, you also keep the protection of its consumer laws.
